A Chicago-based national development firm, Higgins Development needed an independent market study detailing base rental rates, tenant improvement dollars, base building conditions, and market strength to substantiate its position on a proposed rent structure for fully developed laboratory space for a federal government tenant under the Enhanced Use Leasing program.

Facility Logix provided a detailed report, enabling the client to proceed confidently with the federal government tenant negotiation process, as well as the development of comprehensive scenario planning regarding the composition and leasing structure for prospective future building tenants.
